Activation Reports are generated by artificial intelligence using a proprietary mix of NYC public records, market data from across the web, and Spacelet's own data and analysis. Income ranges, setup costs, timelines and value estimates are approximations for general information only.

They are not an appraisal, a broker price opinion, an offer, a guarantee of income, or legal, zoning, tax, accounting, financial or investment advice. Talk to qualified professionals before making decisions about your property.

2. Zoning, permits and the law

Whether a use is allowed depends on zoning, your Certificate of Occupancy, building and fire codes, landmarks rules, leases, mortgages, condominium or cooperative rules and other factors that a report can't fully assess. Labels such as "as of right" or "permit required" are preliminary indications only. Confirm requirements with the relevant agencies and professionals before activating any space.

3. Data accuracy

Public records can be incomplete, outdated or conflicting, and market data reflects asking prices at a point in time. Building details such as areas, basements and roof size are often estimated. Actual conditions must be confirmed on site.

4. Valuation figures

"Value added" figures apply a capitalization rate to estimated net income to illustrate how income can affect value. Real valuations depend on many factors, including market conditions, financing, leases, expenses and the property's condition.

5. Listings and users

Listings are created by owners and managers, who are responsible for their accuracy and legality. Spacelet verifies property claims and runs automated checks on photos and text, but doesn't inspect spaces and doesn't guarantee any listing, owner or renter.
